Most listings open with an exclusive owner-occupant period before investors can bid. Typically about 15 days on an insured home and about 5 on an uninsured one; the deadline on the official HUD listing controls.

HUD homes in Colorado: the basics
What is a HUD home?
A house that had an FHA-insured mortgage, went through foreclosure, and ended up owned by the U.S. Department of Housing and Urban Development. HUD sells it on hudhomestore.gov to get it back into private hands. How to buy a HUD home walks through the whole thing.
How is a HUD home different from a bank foreclosure?
Sealed bids instead of offers, a head start for people who will live there, a fixed process that runs on a calendar, and HUD typically offers buyer-broker compensation as shown in the listing documents. Can anyone buy a HUD home?
Yes. Owner-occupants, investors, nonprofits and governments can all bid. Owner-occupants bid first. Investors can only bid once the exclusive period ends.
How many HUD homes are for sale in Colorado?
Usually a few dozen statewide at any one time, and roughly a third of those in metro Denver. Inventory turns over in days, which is why the city pages matter more than a static list.
Are HUD homes cheap?
They are priced at HUD’s appraised value, which is often under the street because of condition. The discount is real on some and not on others. Are Denver HUD homes a good deal? is the honest version.
Bidding on a HUD home
Can I bid on a HUD home myself?
No. Every bid on hudhomestore.gov has to be placed by a broker HUD has registered and issued a NAID number. Find a HUD-registered agent explains what that means and how buyer-broker compensation works.
How long do owner-occupants get before investors can bid?
It depends on the listing type and the current offering, so the bid deadline on the official HUD Home Store listing controls. Insured homes typically get about 15 days and uninsured homes about 5 days; after it ends the listing goes into the extended period and anyone can bid. How does HUD choose the winning bid?
By the net to HUD after commissions and any closing-cost help you asked for. Not by your headline price. Bids placed Monday through Thursday are reviewed the next business day; weekend bids are grouped and reviewed Monday.
Can I see the house before I bid?
Yes, and you should. HUD homes are sold as-is and there is no inspection contingency after you win, so the inspection happens before the bid. Utilities are usually off; your agent can arrange to have them turned on. As-is inspection tips.
How much earnest money does HUD want?
$500 on homes priced at $50,000 or less and $1,000 on everything above that, delivered to the closing agent within two business days of acceptance.
What happens if my bid is rejected?
Nothing bad. You can bid again in the next period, and HUD sometimes lowers the price after a period with no acceptable bids. Ask your agent to keep the home on a watch list.
Can I ask HUD to pay closing costs?
Yes, up to 3% of the price, written into the bid. It lowers HUD’s net, so it can cost you the bid in a competitive window. Use it when the home has sat, skip it when it is new.
Paying for a HUD home
Who pays my agent?
HUD does, out of the sale, up to 3% of the purchase price. You do not pay a buyer-side commission on a HUD home. Details here.
What loans work on a HUD home?
FHA, VA, conventional and cash all work on an insured home. An uninsured home needs a 203(k), a conventional renovation loan, or cash. The IN, IE or UI code on the listing tells you which. Financing a HUD home explains the codes.
What is the $100 down program?
On some FHA-financed owner-occupant purchases HUD accepts a $100 down payment instead of 3.5%. It is not on every listing and it comes and goes by region. Ask whether the home you want carries it.
Can I use CHFA or down payment assistance?
Yes. Colorado’s CHFA programs and several city and county programs layer on top of an FHA loan for a HUD purchase. CHFA and FHA together and local down payment help cover it.
Can I roll repairs into the loan?
Yes, with an FHA 203(k). It is usually the only financed path on an uninsured home. Turning a HUD fixer into a livable home.
After you win the bid
How long does it take to close?
The HUD contract sets the deadline, usually 30 to 45 days from acceptance depending on financing. Extensions exist but cost a fee. From bid to closing, step by step.
Does the house come with appliances?
Whatever is in the house when HUD accepts your bid conveys, but HUD does not guarantee it works and will not replace anything that goes missing. Photograph the house at inspection.
Is there a warranty?
No. HUD sells as-is with no warranty of any kind. Your inspection is the only protection you get, which is why it happens before you bid.
Can I back out after HUD accepts my bid?
You can, but you generally forfeit the earnest money. Owner-occupants who are denied financing can sometimes get part of it back. Bid like it is final.
Do I have to live in it?
If you bid as an owner-occupant, you certify you will live there for at least 12 months. Bidding as an owner-occupant when you plan to rent it out is a federal offense, not a paperwork problem.

Can I really buy a HUD home for $1?
