Yes, you can use down payment assistance on a HUD home. Here is how it actually stacks.

HUD sells the house. HUD does not lend you the money and does not care where your down payment comes from, as long as your lender documents it. That means every Colorado assistance program that works on a normal FHA or conventional purchase works on a HUD home, and HUD adds two of its own on top: the $100 down incentive and up to 3% of closing costs paid out of the sale. Put the right pieces together on the right listing and a first-time buyer closes with about $1,000. The order matters. First the loan (FHA or conventional, matched to the listing code). Then the assistance layer (CHFA, metroDPA, a county program, or Schools To Home). Then HUD’s closing-cost help, if the bid can carry it. Then Good Neighbor Next Door if you qualify. Two second liens do not stack; a grant stacks with anything. A lender who has closed HUD files knows this order by heart. One who has not will tell you a program does not exist.

The $1,000 stack, in one picture

  1. FHA loan with HUD’s $100 down on an IN or IE listing that carries the incentive. Down payment: $100.
  2. CHFA grant or metroDPA covers closing costs and prepaids, typically $8,000 to $12,000 on a $300,000 to $400,000 home.
  3. HUD closing-cost help (up to 3%) on a listing where the net can stand it, or bid slightly higher and keep it.
  4. Your $1,000 is the earnest money you already delivered, and CHFA’s minimum contribution.

What buyers miss when nobody explains this

  • They save for two more years for a down payment HUD would have waived to $100.
  • They use the wrong lender. A lender who has not closed a HUD file quotes 3.5% down and never mentions CHFA.
  • They stack two second liens and the file dies in underwriting a week before the HUD deadline.
  • Teachers bid FHA and lose the 25% program, or bid conventional and lose the $100 down; the guide on the teacher page shows which is worth more on which house.

Questions people ask before they call

Can I use down payment assistance to buy a HUD home in Colorado?

Yes. HUD sells the house and does not care where your down payment comes from, as long as your lender documents it. CHFA, metroDPA, county programs and the teacher program all work on a HUD home; the only rule is that the program has to allow the loan type the listing code requires (FHA on IN and IE homes, a 203(k) or conventional renovation loan on UI homes).

Does the $100 down program stack with CHFA or metroDPA?

Yes. The $100 down is HUD’s incentive on the FHA first mortgage; CHFA or metroDPA covers closing costs and prepaids on top of it. The one combination that does not work is two second liens at once, so you pick CHFA’s second or metroDPA, not both (a CHFA grant is not a lien and can pair with either).

Can teachers use the Schools To Home 25% program on a HUD home?

Yes, with one catch: Schools To Home requires a Fannie Mae conventional first mortgage, so it works on IN homes (and IE homes when the lender allows the repair escrow), it does not combine with the FHA $100 down, and it cannot sit behind another second lien. On a $300,000 HUD home the assistance can be about $75,000, which covers the down payment and closing costs and then some.

Will asking HUD for closing-cost help cost me the bid?

It can, in a competitive 15-day window, because HUD scores bids by net. On a home that has sat into the extended period or had a price cut, ask for it. On a new insured listing with a $100 down flag, bid a little higher and keep the help instead, or skip it. Your agent should run both versions.
