VA buyers

VA works on many of them

A VA loan works on IN (insured) HUD homes, and often on IE homes once repairs pass the VA appraisal. VA loans on HUD homes.

The catch

Sold as-is

HUD makes no repairs. Inspect before you bid, and plan for the roof, sewer line and electrical panel on older homes.

Yes. 2 HUD homes are listed in Colorado Springs right now. This page refreshes from HUD Home Store twice a day, and each home has its own page with photos, the listing code and the HUD documents.

Can I bid on a HUD home in Colorado Springs myself?

What loan works for a HUD home in Colorado Springs?

It depends on the listing code. IN (Insured) takes a standard FHA loan with 3.5% down, or VA, conventional or cash. IE (Insured with Escrow) adds a repair escrow. UI (Uninsured) needs an FHA 203(k) rehab loan, a conventional renovation loan, or cash. Owner-occupants using FHA can often use the $100 down program.

What HUD inventory looks like in Colorado Springs

Colorado Springs grew outward from downtown in waves, and each wave left FHA- and VA-financed homes behind. The older central, west and southeast neighborhoods are mostly 1950s to 1980s: brick ranches, bi-levels and small two-stories. The east side, from Powers Boulevard out toward Falcon, is 1990s to 2010s subdivision housing, often in a metro district. HUD homes turn up in both. Older homes are more likely to need repairs, and that shows up in the financing code: IE (repair escrow) or UI (uninsured).

What to check before you bid in Colorado Springs

  • Radon. Radon runs high across Colorado. Test during the inspection window. Inspection tips.
  • Metro district on the east side. The district mills are on the tax bill, not the listing. Pull the parcel before you bid.
  • Sewer, roof and electrical on older homes. Scope the sewer line, look at the panel, date the roof.
  • Expansive soil. Parts of the Springs sit on soil that swells and shrinks. Look for cracks, sticking doors and patched foundation walls. Financing a HUD home.
