What HUD inventory looks like in Denver

Most HUD homes in the city limits come from the far northeast, where Montbello, Green Valley Ranch and the newer subdivisions toward the airport were built with a lot of FHA financing. Those are typically 1980s-to-2000s single-family houses, and they are the closest thing Denver has to a steady HUD pipeline.

The rest is scattered. A ranch in Harvey Park, a bungalow in Westwood, a condo somewhere off Colfax. These are one-offs and they go fast, because a HUD home inside Denver priced under the block is the exact thing every first-time buyer in the metro is waiting for.

What to check before you bid in Denver

  • Neighborhood-specific systems. A 1950s southwest Denver house and a 2005 Green Valley Ranch house have nothing in common structurally. Pick the inspector for the house, not the city.
  • Denver’s own assistance programs. The city runs down payment help separate from CHFA, and some of it can be layered. Here is how the programs pair with a HUD purchase.
  • Condo HOAs and FHA approval. If it is a condo, the building has to be on FHA’s approved list for FHA financing to work. Check before you bid, not after you win.
  • Revitalization areas. Parts of Denver qualify for Good Neighbor Next Door, which is a 50% discount for teachers, police, firefighters and EMTs. If that is you, this changes everything.
