Quick answers

Questions people ask.

Where do I find foreclosures for sale in Colorado?

HUD homes are on HUD Home Store, VA-owned homes are listed by the VA’s contractor and on the MLS, Fannie Mae and Freddie Mac homes are on HomePath and HomeSteps and the MLS, and bank-owned homes are on the MLS. Homes before the sale are on each county Public Trustee’s list.

How many foreclosures are for sale in Colorado right now?

Not many. On November 7, 2026, about 40 Colorado MLS listings used words like foreclosure, bank-owned or REO, most of them under $400,000. Colorado foreclosures move fast, so set an alert.

Are foreclosures cheaper than other homes?

Often a little, because they sell as-is and need work. Government sellers price from an appraisal and lower the price on a schedule if a home sits. The value is in buying the repairs at the right price.

Can I use FHA or VA financing on a foreclosure?

Yes, when the home qualifies. Many HUD homes allow FHA with $100 down for owner-occupants, VA-owned homes have Vendee financing, and a 203(k) loan can fund repairs. Homes with major damage may need cash.

Do I need an agent to buy a Colorado foreclosure?

For HUD homes, yes: bids go through a HUD-registered broker with a NAID. For the others, a buyer’s agent writes the offer on the seller’s forms. The Kenna Group is HUD-registered.
