The rule

$100 down, decoded

Which listings carry it, who qualifies, and what it does to your payment on a $350,000 home.

The codes

IN, IE, UI and your loan

The one-page map of which loans close on which listing, and the mistake that loses houses.

The stack

About $1,000 out of pocket

$100 down, CHFA, and HUD closing-cost help, worked three ways on a real Westminster home.

The fixers

203(k) and the repair escrow

Limited 203(k) to $75,000, how the escrow works, what the FHA appraiser will flag.

What is in the $100 Down Financing Guide

  • The $100 down rule and the listings it works on (and the bid price it expects)
  • FHA on a HUD home: down payment, credit, mortgage insurance, and why the appraisal is less risky
  • IN, IE, UI, UK: matching the loan to the code so you never win a bid you cannot close
  • The repair escrow on an IE home: 110%, 90 days, what is on a typical Colorado list
  • 203(k) Limited versus Standard, timelines, and the catches
  • CHFA and the local programs that stack on a HUD purchase
  • HUD paying up to 3% of closing costs, when to ask, and the raise-the-price trick
  • VA, conventional and cash; rates and the real monthly number; the pre-approval checklist

What you miss without it

  • You bring $20,000 to closing that you did not have to. $100 down plus CHFA plus HUD help is real on the right listing. Most lenders never mention it.
  • You pre-approve for the wrong loan. Standard FHA on a UI home. Won the bid, lost the house at the appraisal.
  • You ask HUD for closing help and lose the bid. Or you skip it on a home that had sat for 30 days and leave $10,000 on the table.
  • The furnace comes out of your savings. A 203(k) or an escrow would have put it in the loan at a mortgage rate.

Who it is for

Buyers with income and decent credit but not a big savings account, and anyone looking at a HUD home that needs work.
