Aurora, Arapahoe and Adams Counties
HUD homes for sale in Aurora
Aurora produces more HUD homes than any other city in Colorado, and it is not close. Original Aurora north of Colfax, the 1970s and 80s subdivisions off Mississippi and Hampden, and the 2000s stock out toward E-470 all carried FHA loans, and FHA foreclosures are where HUD homes come from. If you want to buy a HUD home in metro Denver and actually have choices, start here.

Every era, every price
1950s ranches near Anschutz, split-levels off Buckley, condos along Iliff, 2000s two-stories in Murphy Creek. Aurora has the widest range of HUD inventory in the state.
Adams north, Arapahoe south
Aurora straddles the county line. Taxes, permits and even which FHA loan limit applies can change block to block. Pull the parcel.
The best value close to jobs
Anschutz Medical Campus, Buckley Space Force Base, DIA and the Tech Center are each within about 20 to 35 minutes of most Aurora HUD homes, depending on which side of the city you land in.
Steady, not frantic
More inventory means less of a pile-on per home than Denver proper. Owner-occupants still bid first; use the window.

Quick answers
Are there HUD homes for sale in Aurora right now?
Yes. 4 HUD homes are listed in Aurora right now. This page refreshes from HUD Home Store twice a day, and each home has its own page with photos, the listing code and the HUD documents.
Can I bid on a HUD home in Aurora myself?
No. Every bid on hudhomestore.gov has to be placed by a HUD-registered broker. The Kenna Real Estate Group at Keller Williams DTC is registered and regularly assists Colorado buyers with HUD bids. HUD typically offers buyer-broker compensation as shown in the property's listing and sales documents, and we explain any buyer-broker compensation before you sign an agreement.
What loan works for a HUD home in Aurora?
It depends on the listing code. IN (Insured) takes a standard FHA loan with 3.5% down, or VA, conventional or cash. IE (Insured with Escrow) adds a repair escrow. UI (Uninsured) needs an FHA 203(k) rehab loan, a conventional renovation loan, or cash. Owner-occupants using FHA can often use the $100 down program.

What HUD inventory looks like in Aurora
Aurora is the FHA capital of the Front Range, so the HUD list here is long and varied. In a normal month you will see a brick ranch in north Aurora near the medical campus, a split-level or tri-level in the Mississippi-to-Hampden corridor, a two-story from the 2000s out east, and a condo or townhome somewhere along Iliff or Parker Road. Prices run from the $150,000s for a condo to the low $400,000s for a newer single-family. That spread is why Aurora is the city we point first-time HUD buyers to.
Condition tracks age. North Aurora houses are old and often need a sewer scope, a panel and a roof. The 2000s stock out east usually needs cosmetics and a furnace check, and it is more likely to be listed as insured (IN), which means a standard FHA loan works without a 203(k).
What to check before you bid in Aurora
- Which county. Adams County north of roughly 6th Avenue, Arapahoe south of it. Tax rates and permit history differ, and the FHA loan limit is the same for both metro counties but lenders will ask.
- The listing code. IN, IE or UI decides your loan. Bid on a UI home with a plain FHA pre-approval and you will lose it at the appraisal. The codes, explained.
- Sewer scope on anything pre-1980. North Aurora clay lines and mature trees. The most common five-figure surprise in this city.
- HOA and metro district on anything post-2000. Murphy Creek, Southshore, the Tollgate area: dues and district mills change the real monthly more than a quarter point of rate does.
- Drive it at your hour. Aurora is big. Where you land relative to I-225 and E-470 changes the commute more than the address suggests.
How buying a HUD home in Aurora works
Same as everywhere in Colorado: HUD lists the home, opens a bid window, gives owner-occupants an exclusive owner-occupant period (the dates on the official listing control), reviews all bids at once, and requires a HUD-registered broker to place yours. The home is sold as-is and HUD typically offers buyer-broker compensation as shown in the listing documents. How to buy a HUD home, how the bidding really works, and what to inspect first.
