Mortgage rates this week, and what they mean for a HUD home
The national average updates here every week from Freddie Mac’s survey, the same numbers the news quotes. Below it: what that average does and does not tell a Colorado HUD buyer, why an FHA rate is a different number, and how to lock when your bid window is 15 days.

A national average
Freddie Mac surveys lenders weekly. It assumes 20% down and strong credit on a conforming loan. Your rate will not match it exactly.
FHA is its own rate
Most Colorado HUD purchases use FHA. FHA rates usually sit below the conventional average, but mortgage insurance is added on top.
Lock inside the window
A 15-day owner-occupant window means you pre-approve first, then lock the day HUD accepts. Waiting for a better week is how deals die.
What a quarter point costs
On a $350,000 loan, 0.25% is roughly $55 a month. Real, but smaller than a bad appraisal or a missed deadline.

How to read this if you are buying a HUD home
- It is a benchmark, not your quote. The survey assumes a conforming loan, 20% down and excellent credit. A HUD buyer with 3.5% down on FHA, or $100 down with the incentive, is priced differently. Financing a HUD home explains which loan fits which listing.
- FHA rates run their own track. They are often a little under the conventional average because the loan is government-insured, but you add mortgage insurance. FHA versus conventional in Denver shows the real monthly comparison.
- Direction matters more than the decimal. If rates are rising week over week, pre-approve now and be ready to lock the day HUD accepts your bid. If they are falling, your lender can talk about a float-down. Either way, the bid window does not wait.
- The payment math. Every 0.25% on a $350,000 loan moves the payment about $55 a month. Meaningful over 30 years, but a HUD home priced $30,000 under the street beats a quarter point every time. Run your own numbers.
What moves rates
Mortgage rates follow the 10-year Treasury more than the Fed’s overnight rate. Inflation reports, jobs numbers and Fed meeting minutes move them week to week. None of that is worth trying to time from a HUD bid window. What is worth doing: get a real pre-approval, know your payment at today’s rate plus a quarter point of cushion, and bid on a home you can carry either way.
