Selling a home in Colorado
Sell your home for more, with a plan you can read.
A written price before a sign goes in the yard. Three websites that rank first on Google. A live person who answers the phone. This is how the Kenna Real Estate Group at Keller Williams DTC sells a home, in plain English.
A live person answers. Not a robot, not a phone tree.
Smart Pricing Report™ first
Three defensible prices, the comps with concessions netted out, and your net sheet in writing before you decide anything.
Number one on Google
Buyers start online. Our three websites rank first and Google’s AI cites them, so your home is seen first.
Hundreds of homes sold
Brian Lee Burke alone has closed 306 sales. 330 reviews, 4.9 stars. BBB A+. Zillow Premier Agents.
Honest, including the bad news
If the price is wrong or the timing is wrong, you hear it early, in writing. That is what the reviews keep mentioning.
Where your buyer comes from
Buyers start on the internet. That is where we are number one.
Real Google results, captured September 21, 2026. Not a mock-up.
Search: kenna real estate group. Number one, five stars, open 24 hours.
Ask Google’s AI how to buy a home in Denver. The first source it cites is ours.
Where buyers found the home they bought
Most buyers find the house online. Your home goes on the sites that already rank first.

Your listing does not sit on one website. It sits on all of ours.

Pricing
The Smart Pricing Report™: three prices, the evidence, your net.
Four pages, yours to keep, free. Ask for yours at kennarealestate.com.
What is in it
- Three defensible prices: quick sale, market and stretch, each with the comparable sales behind it
- Comps with concessions netted out: what buyers actually paid, not the headline number
- Your net sheet: what lands in your account at each price
- A written strategy: the launch plan and the price review dates
Every week you are on the market
We re-run the comparables and the showing data and put the price review in writing. If the market moves, you hear it from us first, with the evidence.

Green dots are the group’s most recent closings; navy dots are homes listed or under contract right now, from our own records as of September 2026. Every one of Brian’s sales is listed on his sold-homes page.

Live everywhere
MLS, Zillow, Realtor.com, Redfin, Homes.com, every brokerage site and all three of ours, the same morning.
Report and review
A written update: showings, feedback, online traffic, and the price review. No surprises.
Bulletproof the listing
Most deals that die, die at inspection. We inspect first.
Roughly a third of contracts fall apart today, and inspection is the usual reason. So before your home goes live, our inspector checks the major systems and an independent roofer checks the roof.
Our inspector, the big items
Roof, furnace and AC, water heater, electrical panel, plumbing, foundation, windows, sewer line. The things that scare buyers and cost deals.
A neutral roofer on the roof
An independent roof inspection, not a contractor fishing for a job. If the roof has life left, we say so in writing and buyers stop guessing.
What you get
Fewer surprises, fewer renegotiations, a stronger price, and a buyer who cannot use the inspection to grind you down.
Communication
A live person answers. Every time.
Ask any seller what went wrong last time and the answer is the same: nobody called back. Here is our standard, in writing.
One direct line
Your agent’s number rings a real phone that is answered and logged. Text it, call it, any day.
Feedback within 24 hours
Every showing gets a feedback request, and you get the answer, good or bad, the next day.
A written update every week
Showings, online traffic, what the competition did, and what we recommend.
The whole group behind the file
Every call and document lives in one system the group can see. If your agent is at a closing, the next person picks up.
The market right now
Rates set the buyer pool. We price into the market that exists.
Mortgage rates, last 12 weeks (Freddie Mac national average)
Refreshed weekly. Only a lender quotes a real rate; agents do not quote rates. This week’s rates.
What it means for your sale
- Every quarter point of rate moves what a buyer can pay by thousands; we price against it every week
- A seller-paid rate buydown often wins a buyer that a price cut would not, at the same cost to you
- We ask every buyer for a pre-approval before an offer is considered, so the buyers who show up can close
Financing that helps your buyer buy your house
Mike Oswald, VP of Mortgage Lending at Rate, NMLS 261003
Mike works with our buyers on FHA, VA, CHFA and down-payment programs and prices buydowns for our listings. More approved buyers means more offers. Meet Mike. Buyers may use any lender; Kenna receives nothing for the introduction.
Quick answers
Questions sellers ask before they call.
How much does it cost to sell a house in Colorado?
Commission is negotiable and comes out of the proceeds at closing, along with title fees and any seller-paid buyer costs. The Smart Pricing Report™ includes a net sheet, so you see the number that lands in your account before you sign anything.
How long does it take to sell?
Priced from the evidence, most Front Range homes go under contract in the first two to three weeks. Overpriced homes sit. The weekly price review keeps you honest and keeps the offers coming.
What is a Smart Pricing Report™?
A written report with three defensible prices, the comparable sales behind each one with concessions netted out, your seller net sheet and a launch plan. Free, yours to keep, from kennarealestate.com/smart-pricing-report.
Do I have to fix things before I list?
No, but you should know what is there. The pre-inspection and roof inspection tell you before a buyer’s inspector does, so you fix or disclose on your terms, not under a deadline.
Do you only sell HUD homes?
No. The Kenna Real Estate Group sells every kind of home, from a first condo to a ranch, across the Denver metro, the north Front Range and Colorado Springs. This site is our HUD specialty; kennarealestate.com is the whole market.
Can I sell a home that is underwater or in a divorce?
Yes. The group handles short sales and divorce listings every month, with the paperwork done right. Ask on the form and you get a straight answer.
Where to go next
Start with the price.
“Price it from the evidence, market it everywhere, and answer the phone. That is how a home sells for more.”
