What is the Good Neighbor Next Door program?
Good Neighbor Next Door is a HUD program that sells HUD-owned homes in designated revitalization areas at 50% off the list price to full-time teachers, law enforcement officers, firefighters and emergency medical technicians who agree to live in the home for 36 months. The discount is a silent second mortgage that HUD forgives after the three years.
How do I find Good Neighbor Next Door listings in Colorado?
HUD lists eligible homes on HUD Home Store under the Good Neighbor Next Door tab for 7 days at a time. Colorado gets a handful per month, and most are in Pueblo, Aurora, Denver and Colorado Springs revitalization areas. How much is the Good Neighbor Next Door discount?
50% of the HUD list price. On a $300,000 home you pay $150,000 and sign a $150,000 silent second mortgage with no payments and no interest. Live there 36 months and HUD releases it. With FHA financing on an insured home the down payment can be as little as $100.
Who qualifies for Good Neighbor Next Door in Colorado?
Full-time pre-K through 12th grade teachers at a state-accredited school, sworn law enforcement officers, firefighters and EMTs employed full time by a government unit. Your job must serve the area where the home sits, you cannot have owned a home in the past 12 months, and the home must be your only residence for 36 months.
What happens if more than one eligible buyer wants the same home?
There is no bidding war. Every eligible buyer bids the full list price during the 7-day window, and HUD holds a random drawing among them. Your agent submits the bid; you need the pre-approval letter and the program certification in the package.
What if I move out before 36 months?
You owe HUD a prorated share of the silent second mortgage, one thirty-sixth for every month you did not live there. HUD verifies occupancy each year, so plan on the full three years before you buy.
