What you miss without it
- Teachers save for a down payment the state would have covered. Up to 25% of the loan, deferred, for any full-time school employee.
- They pre-approve FHA and lose the state program. Schools To Home needs a conventional loan and will not sit behind FHA.
- They miss the lottery home in their district. Seven days, employer letter, pre-approval. Set up in advance or not at all.
- They pick the wrong stack for the house. On a cheaper condo the FHA stack keeps the appreciation; on a pricier house only the state program qualifies.
