Find a HUD-registered agent in Denver
You cannot bid on a HUD home yourself. Every offer on hudhomestore.gov has to be placed by a broker HUD has registered and approved. Only a registered broker can bid
HUD issues each brokerage a NAID number and recertifies it every year. No NAID, no bid. That is federal policy, not a sales pitch.
HUD pays your agent, not you
HUD pays the buyer-side commission out of the sale, up to 3% of the price. Your agent works for you and HUD covers the bill.
Owner-occupants get 15 days
On an insured home you have a 15-day window before investors can bid at all. Five days on an uninsured one. An agent who watches the site daily is the whole advantage.

Why HUD makes you use a registered agent to buy a HUD home
HUD does not sell houses the way a normal seller does. It lists every home on one government website, takes sealed bids during a fixed window, and reviews them all at once. To keep that process clean, HUD only accepts bids from brokerages it has vetted and issued a NAID, a Name and Address Identifier. The principal broker registers first, then each agent registers under that broker with their own license number, and the whole thing is recertified yearly. If a brokerage has let that lapse, its agents cannot place your bid no matter how good they are.
So the first question to ask any agent is not “have you sold HUD homes” but “is your NAID active right now.” Ours is, and we will show you.
What a HUD home agent in Colorado actually does
- Watches the inventory every day. There are usually only a few dozen HUD homes for sale in the whole state at any moment, and the good ones draw bids inside the first owner-occupant window. Someone has to be checking daily, and it should not have to be you.
- Reads the listing the way HUD writes it. Insured, insured with escrow, uninsured. Each one changes what financing works and whether an FHA appraiser will sign off. The letters on the listing matter more than the photos.
- Gets you inside before the window closes. HUD homes are sold as-is and you are expected to inspect before you bid, not after. That means keys, utilities on, and an inspector lined up fast.
- Builds the bid so it survives HUD’s math. HUD looks at its net after commissions and closing-cost help, not your headline number. An agent who knows that structures the offer so the net is strong and the closing help is still there.
- Submits it correctly on hudhomestore.gov. Bids placed Monday through Thursday reach the asset manager the next business day. Weekend bids are grouped and reviewed Monday. Missing a field or a deadline is the most common way to lose a home you would have won.
- Runs the paperwork clock after you win. HUD gives you a fixed number of days to return the signed contract package and a fixed number to close. Late is the same as never.
What it costs you
Nothing out of pocket. HUD pays the selling agent’s commission from the sale proceeds, up to 3% of the purchase price. That is written into the HUD sales contract. You get an agent whose whole job is your side of the deal, and HUD picks up the fee. There is no scenario where a HUD buyer is better off without one, because there is no scenario where a HUD buyer can bid without one.
