Schools To Home: up to 25% down payment help for teachers buying a HUD home

Colorado’s 2026 program gives full-time public school employees up to 25% of the first mortgage, deferred, on a conventional loan. Here is exactly how it works on a HUD home, how it compares to Good Neighbor Next Door and the $100 down, and which district page to read.

Colorado’s new teacher program, and how it works on a HUD home

CHFA Schools To Home launched in July 2026 under Senate Bill 25-167. Any full-time employee of a Colorado preK-12 public school, school district, charter school, institute charter, BOCES or innovation zone (teachers, paraprofessionals, bus drivers, custodians, cafeteria staff, administrators) can get up to 25% of the first mortgage amount as a deferred second mortgage for down payment and closing costs. No monthly payment. When you sell, refinance or move out you repay the assistance plus a share of the appreciation. On a $300,000 HUD home that is up to about $75,000 of help, which covers the down payment, the closing costs and part of the loan itself.

On a HUD home, this is what it means

  • Conventional loan, so IN listings. The program requires a Fannie Mae first mortgage, so it works on insured HUD homes and on IE homes when the lender will hold the repair escrow on a conventional loan. It does not work on UI homes.
  • No $100 down. That incentive is FHA-only. You do not need it: 25% of the loan is more than any down payment.
  • Bid conventional, at or near list. HUD accepts conventional bids like any other; the appraisal is the lender’s, not FHA’s, which loosens the property-condition rules a little.
  • Compare it to Good Neighbor Next Door. If the listing is a lottery home in a revitalization area and you teach in the district, 50% off beats 25% assistance. Most HUD homes are not lottery homes, and Schools To Home works on all of them.
  • Compare it to FHA plus CHFA. On a $250,000 condo, FHA with $100 down plus a CHFA grant may leave you with a smaller loan and no appreciation to share. On a $400,000 house you cannot otherwise afford, Schools To Home is the one that gets you in. We run both on the actual listing.

The other two teacher programs, honestly

  • Good Neighbor Next Door (HUD). 50% off the appraised value on HUD homes in revitalization areas, for full-time preK-12 teachers, sworn officers, firefighters and EMTs who live there 36 months.   • Teacher Next Door. A private marketing program, not a government one. It connects teachers to lenders and advertises grants that come from those lenders’ own budgets. Some buyers get a useful credit; nobody should confuse it with Schools To Home or Good Neighbor Next Door.

What teachers lose when nobody tells them this

  • They wait to save a down payment the state would have covered.
  • They bid FHA out of habit and lose the 25% program on the house they wanted.
  • They stack it with metroDPA and the file dies: no second lien behind Schools To Home.
  • They skip the two classes and miss the HUD closing date.

Questions teachers ask

Do I have to be a first-time buyer for Schools To Home?

The enabling law is written around first-time buyers and CHFA’s program materials point the same way; confirm your specific situation with a CHFA participating lender before you plan around it. Everyone must be a full-time public school employee at closing.

Can I use Schools To Home on a HUD home?

Yes. HUD accepts conventional bids, and the program requires a Fannie Mae conventional loan, so it works on IN listings and on IE listings where the lender holds the repair escrow. It does not work on UI listings.

How much of the appreciation do I give back?

Your assistance percentage minus five. Take 25% assistance and you share 20% of the appreciation when you sell or refinance; take 15% and you share 10%. If the home did not go up in value, you repay the assistance only.

Which is better for a teacher: Schools To Home or $100 down with CHFA?

It depends on the house. Schools To Home wins when the price is high and you have little cash; FHA with $100 down and a CHFA grant wins on a cheaper home where you would rather keep all the appreciation. Call with the listing and we run both.
