What you miss without it
- The window closes while you look for an agent. Only a HUD-registered broker can bid. Finding one takes two of your ten days.
- You win the bid and lose the house. A standard FHA pre-approval on a UI home fails at the appraisal. It happens every month.
- You lose at the same price. Asking for 3% closing help on a new listing drops your net below the buyer who did not ask.
