How do Denver foreclosures work?
Denver County runs its own Public Trustee inside the Clerk and Recorder’s office, and its foreclosure sales are held online.
Before the sale
The lender records a Notice of Election and Demand, a court authorizes the sale, and the sale is set 110 to 125 days later. The owner can still sell or catch up until shortly before. The list is public on the Denver Public Trustee page.
At the sale
Online, on the county’s bidding site. Certified funds on the county’s deadline, no interior inspection, and you take on any occupant. Junior lienholders can redeem within eight business days.
After the sale
If the lender keeps it, the home becomes bank-owned, HUD-owned, VA-owned or a HomePath or HomeSteps home, and lists on the MLS or HUD Home Store. This is where most owner-occupants buy.

What should I check on a Denver foreclosure?
Title
Order a title commitment. HOA liens, second loans and city liens can survive some sales.
The HOA
For condos: the budget, reserves, special assessments and FHA approval of the building.
Water and systems
Vacant homes get winterized. Ask for a pressure test; inspect the sewer line, furnace and roof.
Permits
Check Denver’s permit history for basement finishes, additions and ADUs.

Mike prices FHA, 203(k), VA, CHFA and conventional side by side, so your offer carries the loan that fits the house. Start the pre-approval or meet Mike. You may use any lender; Kenna receives nothing for the introduction.

Quick answers
Questions people ask.
How many foreclosures are for sale in Denver?
Few. On November 7, 2026, 15 Denver MLS listings used words like foreclosure, bank-owned, REO or HUD, at an average asking price of about $251,000, many of them condos. Good ones go under contract in days.
Where are Denver’s foreclosure auctions held?
The Denver Public Trustee, part of the Denver Clerk and Recorder, runs the sale for Denver County, and holds it online. The sale list, bidding rules and results are on the Denver Public Trustee page.
Can I get a HUD home in Denver with $100 down?
Yes, on HUD homes listed with FHA financing, if you will live in the home and qualify for the FHA loan. Closing costs are extra, and HUD may pay up to 3% of the price toward them.
Are Denver foreclosures mostly condos?
Many are. Condo foreclosures add a step: the HOA’s budget, reserves and any special assessment, and whether the building qualifies for FHA financing.
How long does a Denver foreclosure take?
The Public Trustee sale is set 110 to 125 days after the lender records the Notice of Election and Demand, and sales are often postponed. A bank-owned home can take weeks to months more to reach the MLS.
