Short version: if you want a HUD home in Colorado, you need a HUD-registered agent, and you want one who does this every week, not once a year. That is the Kenna Real Estate Group at Keller Williams DTC. Here is exactly why, with nothing you cannot check yourself.

Rate

30-yr fixed 6.95% · 15-yr 6.26% this week what it means for a HUD home

Get pre-approved with Mike Oswald, VP of Mortgage Lending at Rate · NMLS 261003 · HUD files every week · you may use any lender

1. We are HUD-registered, and we use it constantly

HUD does not let you bid on your own home. Every offer on hudhomestore.gov has to be placed by a broker HUD has registered and approved. Plenty of brokerages hold that registration and never touch it. Ours is in use every week: bids in Denver, Aurora, Lakewood, Pueblo and the plains, across every listing period HUD runs. That repetition is the whole advantage. We know what a winning net-to-HUD looks like in Arapahoe County versus Adams County because we watch the results come back.

2. We built the only Colorado site that explains HUD homes instead of hiding them

You are reading it. Every HUD home in Colorado, refreshed twice a day. A live map. A page for each home with every photo HUD published, the facts, the listing code decoded, the $100 down flag, and the HUD documents (condition report, listing disclosure, addendums) in one place. How to buy, how the bidding really works, how to finance it, and the 25 questions everyone asks. Nobody else in the state has done this, because nobody else wanted the work.

3. The hardest working team in real estate, led by someone who wrote the book

Our team leader and employing broker, Brian Lee Burke, has been a REALTOR® since 2002 and wrote two real estate books. He calls himself the hardest working man in real estate, and the team is built the same way: the phone is answered by a person, the bid is written the day you say go, and the file is pushed until it closes. Meet the whole team.

4. Backed by Keller Williams DTC

The Kenna Real Estate Group operates under Keller Williams Realty DTC, LLC in the Denver Tech Center, part of the largest real estate franchise in the world by agent count. For you that means a deep referral network when you also have a house to sell, real compliance behind every contract, and a brokerage that has seen every kind of closing HUD can throw at a file.

5. The lender we trust files HUD loans every week

Half of HUD bids fall apart at the loan, because the listing code (IN, IE or UI) decides which loan works and most lenders have never seen one. Mike Oswald, VP of Mortgage Lending at Rate, has. He turns HUD pre-approvals fast and knows the FHA 203(k) and $100 down rules cold. You may use any lender you like; we receive nothing from Rate. We recommend Mike because his files close.

6. Verified by people who do not work for us

7. It costs you nothing

HUD pays the buyer-side commission on every HUD home it sells. You get a HUD-registered agent, the bid strategy, the lender introduction, the inspection advice and the closing management, and your cost for all of it is zero. The catch is the house: sold as-is, no repairs, no negotiation after the bid. We will tell you when a HUD home is the wrong move, which is often.

What to do now

  2. Get the right pre-approval. Start with Mike at Rate, or bring your own lender.

HUD homes available now in metro Denver

Pulled from HUD’s live inventory and refreshed twice a day. Bid deadlines move and homes drop off the day a bid is accepted, so confirm any of these with us before you plan around it. Only a HUD-registered agent can place your bid; that is us, and it costs you nothing.
