In a normal month you will see a brick ranch in north Aurora near the medical campus, a split-level or tri-level in the Mississippi-to-Hampden corridor, a two-story from the 2000s out east, and a condo or townhome somewhere along Iliff or Parker Road. Condition tracks age. North Aurora houses are old and often need a sewer scope, a panel and a roof. The 2000s stock out east usually needs cosmetics and a furnace check, and it is more likely to be listed as insured (IN), which means a standard FHA loan works without a 203(k).
What to check before you bid in Aurora
- Which county. Adams County north of roughly 6th Avenue, Arapahoe south of it. Tax rates and permit history differ, and the FHA loan limit is the same for both metro counties but lenders will ask.
- The listing code. IN, IE or UI decides your loan. Bid on a UI home with a plain FHA pre-approval and you will lose it at the appraisal. The codes, explained.
- Sewer scope on anything pre-1980. North Aurora clay lines and mature trees. The most common five-figure surprise in this city.
- HOA and metro district on anything post-2000. Murphy Creek, Southshore, the Tollgate area: dues and district mills change the real monthly more than a quarter point of rate does.
- Drive it at your hour. Aurora is big. Where you land relative to I-225 and E-470 changes the commute more than the address suggests.
