What a transaction coordinator does on a HUD purchase
A HUD contract is not a normal contract. HUD’s sales contract, its addendums, the earnest money rules, the 45-day closing clock, the lender’s appraisal and repair escrow, and the closing agent HUD assigns all have to line up on the day HUD says. Richelle owns that calendar. She reads every addendum, tracks every deadline, chases the lender, the title company and HUD’s asset manager, and tells the agent and the buyer what is due before it is due.
